We do not have a front desk therefore in order to offer you a good service and an easy and smooth arrival experience it is very important to prearrange your check in one or two days in advance and to stay in contact via What´s App with your concierge Mariano for any updates on your arrival time.

We also have a lock box so our guest can arrive independently, however, the approximated arrival time still must be provided when so we can give you the lock box code.

Check out time is at 11:00 am 11:30 the latest

 

Please leave the keys attached to the door lock.

 

If the room is still occupied at 11:35 there is a charge of 100 usd, in case the room is still occupied after 12 pm, we would have to evacuate the room from your belongings so we can start cleaning for the next guest. This is not pleasant for anyone, and it is extremely stressful for all the staff, we don´t want to charge any extras at your check out, please be respectful and mindful about your check out date and time.

 

SILENCE HOURS

 

This is advertised as a property to rest, please be respectful with other guests and keep the voice and music volume down between 10 pm and 10 am.

 

ELECTRICITY HOURS

 

La Casa de Mia and its 3 units work with solar power and with an electricity generator. Electricity works from 5 pm to 11 am, during the time in between people are usually outside at the beach.

 

PARKING

 

Parking space is very limited and not warranted, if you really want to relax and disconnect, we do not recommend renting a car. Parking space in the whole beach area is very limited and the famous Tulum beach road is very narrow, and the traffic jams will take a lot of time and happy energy from your vacation. If you still want to bring a car and you don´t find a free spot with us, you can use the private parking lot in front of Be Tulum, they charge around 200 pesos per day.

 

INSECTS

 

We follow a strict fumigation program every 2 weeks, clean and disinfect the rooms with an ozone machine, however, please be aware that we are in the middle of the jungle literally and we are living at the insects’ home, please don’t kill them and please don´t panic. You just must cover them with a glass and take them out to the grass.

 

We recommend you bringing mosquito repellent and to keep all your food, snacks and water inside of the fridge, avoid dropping crumbles around and make sure to close the mosquito nets id you have the windows or sliding doors open.

 

HUMIDITY AND MANGROVE SMELL

 

This is the Caribbean a very humid destination, we are nested in the jungle and surrounded by mangrove. If you are asthmatic and require special breathing conditions Tulum may not be the ideal destination for you. The rooms will not be 100% dry even with ventilation and with the air-conditioning running at the described times.

 

SECURUTY DEPOSIT

 

You will be required to leave a security deposit at the check in and to provide an official ID.

 

Please take care of the bed sheets and towels, be respectful with the next person will use them. Blood stains, make up, sunscreen and some other stains will never be successfully removed, we will have to throw them away and charge for the stained bed sheets, blankets, pillows and towels.

 

The price for stained or missing bed sheets is 150 usd

 

The price for each stained of missing towel is 25 usd

 

SAFE AND SECURITY

 

This property is not child friendly because we have a pool, a rooftop and the rooms are surrounded by balconies, in case you bring kids by booking with us you agree on keeping the kids or babies under an adult supervision ALL the time.

 

Aggressive, loud or disrespectful behavior towards the staff members, any other guest or even between the people sharing the same room, will be managed by the police immediately.

 

We reserve the right of admission if a guest is bringing unregistered people to the room, exceeding the room capacity, being loud with voice or music during the silence hours, being violent or disrespectful to anyone including their travel companions. Using drugs or breaking the order under the influence of alcohol or any other substance.

 

Party, gatherings, or bringing extra guests is not allowed 

 

This is a very safe property, we never had a security related issue, however, there is a security guard 24 hours watching for your security.

 

Please keep all your valuables inside of the safe box and don´t leave valuables outside of the room.

 

Using candles, smoking or using any other combustion items or devices is not allowed. Please know that the house is made of wood, dry palm and other natural materials. Please do NOT smoke inside of the property.

 

CANCELATIONS

 

We offer the lowest rates in the market when you book directly in our website, please consider getting a travel insurance in case you will need any refund. Our rates are not refundable.
